So Charles, I gotta ask you, how did you originally hear about the business coaching services that I provide, sir?

And so when you reached out to us, were you looking to grow the business or what had you initially decided to reach out about attending a conference or the in -person or the one -on -one business coaching?

I had just hit a brick wall. I had lost key people. It was back down to just me after years. And I did not know what to do with my business and was struggling to put the skill set together to, and the desire to grow it and do anything else with it. And so I was just looking for answers, some answers. And from the time that you reached out and scheduled that 13 point assessment to now, how much have you grown, sir?

At least 200 % probably. Wow, wow.

So you’re saying your company has doubled in size? Yes, at least.

Maybe more than doubled? Yes.

Now, when we do a weekly call with you, we like to cover the core, repeatable, actionable processes. You know, the reason why Dr. Robert Zellner and I have a lot of success in business is that we’re both rigorous and very disciplined about following proven systems. And so a big key component, I would say the key component of what we do, is we have a weekly call that’s designed to provide you with practical operational help for your business. How do those weekly calls help you steer the ship?

They make me focus on my business. And they helped me to remember the fundamentals. We’re always being asked, what about this fundamental? What about this fundamental? How is this problem being resolved? How is this problem being resolved?

And over time, you look forward to the meeting because it forces you to resolve any issues you have and work through them with proven solutions.

Yep, because it forces you to push through those problems and achieve success. I love it. Now, I got to ask you this. How have the weekly calls helped you with your sales process?

A lot. We run our business for 25 years on our original Dream 100. And we didn’t have much more than that. So we were very limited. And so one of the first things we did was, of course, Google and the reviews. And now our schedule is full of non -regular customers.

I don’t have a set of six customers dictating my whole business.
(Speaker 2)
I have a set of 150 customers dictating my business. Now, again, if you were to take those calls out of your life and not have those weekly meetings, what do you think would happen to the level of success that you’ve achieved? Because, you know, behind the scenes, we’re optimizing the website, we’re running your ads, we’re making sure we’re all the numbers. What would happen if you took the calls out, you think?

Man, it would just be a slow implosion. Not really even that slow. It would just be, there’s just so much ground covered in that, that you can’t, it would be hard to, for me as a business owner and involved in the business, it would be hard for me to replace that. Even with people, time, money, the resources would be just hard to grasp, let alone implement it and be able to do a working system to have somebody do any of it.

Now, Dr. Robert Zellner and I and our companies, what we like to do is we like to keep our meetings as short as possible, meaning we want to cover what we need to cover, and then we want to get back to business, probably in the way that you like to pump concrete as quickly as possible and then move on to something else. And I think a lot of people maybe don’t quite understand that idea. Again, we block out an hour every week for that meeting, but it doesn’t need to take an hour. Can you maybe explain? how it’s why it’s important to have that meeting, regardless of whether it takes an hour or 20 minutes or whatever the timeline is.

It helps you keep us focused on the core fundamentals of what we’re doing. If we don’t have that pretty soon, we’re going sideways and we’re worried about things that don’t matter as much. You’ve identified the things that we need to focus on. And that meeting, no matter how long it is, helps bring us back and forces us to look at Those numbers are our revenue numbers are our reviews numbers are leads numbers are we converting all of that stuff it forces us to look at the information that nobody wants to look at on their own.

Now, within our coaching program, we only work with 160 clients. And so, you know, sometimes you might you might work if you’re a listener out there, you might work with me. I work with 15 clients. You might work with Carter. Um, you might work with Devin. You might work with Andrew. You might’ve worked with Marshall.

You might’ve worked with Eric. You might have worked with, there’s so many wonderful people that we’ve had a chance to mentor over the years. Um, and inevitably the question gets asked, well, how could your coach possibly help me if he’s not a concrete expert? Um, I want to ask you how have the coaching calls helped you with your interviewing process and to know what to look for in a job applicant, even though your particular coach, Andrew, is not a Just because you’re an expert in concrete doesn’t mean you’re a business owner. So Andrew brings a vast knowledge of all these other clients and so can answer a lot of questions about what we need to do employee wise that I would really have no other answer to. And from that, even though he’s not a concrete guy, he knows more about business than probably 98 % of all of my clients who are concrete guys.

Now, how have the coaching calls helped you with the hiring process in terms of learning how to run and launch your Indeed ads? Because I see a lot of business owners that struggle to recruit people. How has that, the coaching calls and the coaching program, helped you to effectively learn how to launch and run Indeed ads, or the entire hiring process, really?

One of the biggest things about getting going is just fear of starting. Once you start, if you have little questions or things, you have a resource to go to, to answer those unknowns. So instead of being afraid of them, you can just say, okay, I’m going to do this.

And they just help you with the little details over top of it. Now, how have the coaching calls helped you with managing your staff? I know we manage internally, we manage hundreds of employees, but then our clients themselves. I mean, some clients I work with manage hundreds of employees, and some clients I work with manage 15 employees. Some manage dozens of employees.

How have the weekly coaching calls helped you to learn how to effectively manage your team? The coaching calls help ground you in the business principles, take a lot of the emotion out of it, Most situations with employees is cut and dry, wrong or right. As employees or employers, we get emotionally involved and are afraid to do that. But when you hear somebody like Andrew is my coach, tell me, no, this is what needs to happen.

It’s like, okay, this is what needs to happen because he has seen it how many ever times with all his other clients.

Now, working with Andrew, we want to help you create systems. Our coaching program, we want to help you make systems so that everything is documented and over time making checklists and processes for everything. So that way, as your business scales, hypothetically, it’s more systemized over time. How has working with our team helped you to build systems?

Well, one of the things that we’ve learned is remove yourself from the business and see how well it functions without you. So it seems like every time I break my leg, my business goes without me and it seems to function pretty well. So it helps everybody in the business.

able to know what to do when nobody’s looking over their shoulder. Now, a part of the coaching process is it’s that core, repetitive, you know, core, repeatable, actionable processes. I call it the crap, but it’s the, it’s the messy middle. It’s after the big new idea, the excitement about the new idea is gone. Somebody still has to follow up and do the core, repeatable, actionable processes. Um, how, how has that helped you on a weekly basis?

Stay on track. Those core, repeatable, actionable processes, you know, after the excitement of the new ideas are gone.

Well, through the meetings helps me to realize that I am accountable to somebody. I answer to somebody. And so I go to my team and I hold them accountable so that I can make sure all of these things are done. So it just helps me to stay on top of making sure people are doing what they’re doing instead of having to go in and take care of everything myself.

OK, next question I have here for you. The coaching calls, a lot of our listeners, a lot of our longtime clients, if people go to Thrivetimeshow . com, they can see thousands of customer success stories. A lot of my clients will tell me that they learned a lot about time management in the coaching program. I have one client right now. I’ve helped him to grow his business dramatically.

Can you talk about time management and how the coaching calls have helped you with time management?

Well, this is one of my great struggles is the time management. And so I work on it. try and work on it more and more. And so bye. able to have access to my coach, it helps me to formulate a plan and be able to keep my meetings and time management focused on what I need to do and not what other people want me to do.

How has the coaching calls helped you with your search engine optimization and generating more leads? I meet a lot of wonderful people that tell me, Clay, I would hire you guys for the coaching service if it didn’t have the search engine optimization and the web development and the graphic design and the photography and all those services. But specifically, it’s a flat rate. We charge $1 ,700 a month. It’s all included. How much has that helped you in terms of growing your business with our in -house search engine optimization, web marketing, online ad management team?

Hundreds percent. People find us now. People, when I met you, I didn’t even have a website. And the first thing you said was we have to do Google. I just sighed. It was so distant to me.

And now I can’t even imagine running this without Google. what your team does for us in the back room.

Now, what’s kind of interesting about our relationship, it’s been fun, is I co -founded Tip Top Canine Franchising. It’s a dog training franchise. One of my longtime clients, Ryan and Rachel, started the company tiptopcanine .

And I helped them to scale the business so that way it could franchise. So other people who are not Ryan and Rachel could go out there and buy a proven business model that works. Um, and you guys elected to open up a tip top canine right there in Utah. You actually, your, your family, you and your whole family opened up a tip top canine franchise together. Um, how, how big of a role did, uh, you having previously worked with a coaching program, how big of an impact, I guess, or how much of a decision, how much did that weigh into your decision to buy a tip top, knowing that we would be implementing the same systems that we’ve been implementing in your own company?

It was probably the biggest factor because it helped us to understand from the beginning, we already had, we’re implementing all of the business principles in our concrete pumping. So when we were exposed to tip top, we already understand a lot of the policies and practices, which makes it easy. to go in so we could hit the ground running full speed because everybody on our team already knew what the Dream 100 was, what the Google was, why reviews are important, why search engine optimization, all of that. And it was a huge part of why we decided to do that because we want to use that as a platform to even get more tip tops.

And we feel that through your systems with that tip top would provide us that opportunity.

You know, my father, he had Lou Gehrig’s disease. May he rest in peace. But before he passed away, though, my wife and I, we organized kind of a going away party for him so that all the people in his life that mattered to him could all come and say nice things about him while he was still alive. And my dad told me that was like the highlight for him was hearing that. And I know a guy like Andrew, you know, he’s a very diligent guy. He stays focused every day on growing your business.

Every single morning, we meet at 6 a . m. in our coaches meeting to go over any burning fires or any issues or any areas how we can help. If we ever have a business owner that’s stuck, whether it be the tip top canine franchises that we coach or whether it be our non -tip -top canine franchises or businesses that we work with. And I know he’s committed to helping you grow your business.

What would you say about the impact that Andrew himself has made as a result of him teaching you the systems and holding you guys accountable on a weekly basis? Oh, Andrew’s been great. You know, there’s a big age disparity between Andrew and I. But his he’s never been afraid to if there’s something he finds out if we don’t know. But the other thing he’s been a great example to my kids that all my kids work in my business by their choice, that You don’t have to be an old stodgy guy like me to understand business principles. They’re the same.

And so his influence on me and my organization is generational, literally.

So just to be clear, I mean, knowing that the business systems that we had in place, working with you, with your Cannon Pumps business, those principles, you knowing that those principles and systems would be used at Tip Top Canine, that was a big motivating factor for you.

Yes, huge, huge, probably the biggest factor. And what would you, again, I talk to people all the time. I’m not bashing other franchises, but I talk to people all the time that come to our conferences. And you’ve been to our conferences. And people will come to me and they go, man, I bought a franchise of this company or that company where there’s no weekly coaching. They train you on how to do the skill or how to buy the business.

And then they go back to their local hometown and they feel like they’re just floundering and they have like a a monthly call or somebody checks in with you but there’s no weekly accountability.
(Speaker 9)
What do you think would happen to your tip top location if there wasn’t Andrew or somebody like that pushing you guys on a weekly basis to grow? It would go sideways quick. We’d be doing the wrong things at the wrong time for the wrong reasons. And because it would be more emotion based.

And our phone call with Andrew, it keeps focused on the things that we need to accomplish to make it a franchise so that I’m not a business owner that wakes up every day and has to go in and deal with it. Final question I have here for you. For anybody out there that’s thinking about attending one of our in -person workshops or scheduling a 13 -point assessment, I don’t want to waste anybody’s time, because I only take on 160 clients. And I don’t want to waste anybody’s time, because our conferences only can accommodate 100 folks at each one. And we want to make it very interactive.

He kind of comes off sometimes as socially awkward, but he’s so brilliant and he’s taught me so much. When I say that, Clay is like, he doesn’t care what people think when you’re talking to him. He cares about where you’re going in your life and where he can get you to go. And that’s what I like him most about him. He’s like a good coach. A coach isn’t just making you feel good all the time.

A coach is actually helping you get to the best you. And Clay has been an amazing business coach. Through the course of that, we became friends. I was really most impressed with him is when I was shadowing him one time. We went into a business deal and listened to it. I got to shadow and listen to it.

This is Charles Kola. We’ll see you guys. Bye bye. driving a Lamborghini all of a sudden, so I was willing to listen. In my career, I’ve sold a little over $800 million in real estate. So honestly, I thought I kind of knew everything about marketing and homes.

And then I met Clay, and my perception of what I knew and what I could do definitely changed. Doing $800 million in sales over a 15 -year career, I really thought I knew what I was doing. I’ve been managing a large team of salespeople for the last 10 years here with Shaw Homes. And, I mean, we’ve been a company that’s been in business for 35 years. become one of the largest builders in the Tulsa area, and that was without Clay. So when I came to know Clay, I really thought, man, there’s not much more I need to know, but I’m willing to listen.

The interesting thing is our internet leads from our website has actually, in a four -month period of time, has gone from somewhere around 10 to 15 leads in a month to 180 internet leads in a month, just from the few things that he’s shown us how to implement that I honestly probably never would have come up with on my own. Can you tell us your first and last name? And what’s the name of your company? My name is Luke Body, B -O -D -D -Y. So I always say it’s B -O to the double D -Y, yo. And my company is called Concrete Block Supply. Now, for people out there that are maybe new to entrepreneurship, I think a lot of people think they have to have this revolutionary idea.

They have to be the first into the marketplace.

They have to have a ton of connections.

Maybe they’re too young, they’re too old to get started. People always feel like maybe success isn’t for me. Tell us your story, Luke. When did you start this company? Yeah. So I’ll go back just a little bit further.

I did sales for a steel building company for like 15 years. And then my, my friends owned a precast concrete company. And they were, they’re building a new production facility. And they wanted someone to run their company while they were doing that. And so I came on, came on with them. And I felt really underqualified to run their company.

It just wasn’t something I had done in the past.
(Speaker 2)
And so I I just started binging like books, podcasts, everything I could possibly think of to better myself and get get better quicker and faster. And so we ended up forexing that company that was 80 years old in four years. And I think that was just implementing a lot of the things that I listened to on your show. And about two years into that, I teamed up with the owners of that company to start this one. I’ve been doing it for almost five years now.

Now, when did we first start working with you? Because I believe that when we first connected, I remember talking to you. and I remember going, this idea is going to work. Like when, when, when I, when you explained it to me, I knew it was going to work. Do you remember when we first connected? Yeah, we’ve been working together, um, almost four years.

So it was something that, you know, just listening to your show, probably, I probably listened to, I mean, a thousand of your podcasts and it was like, Hey, as soon as we get going, I’m going to bring these guys on. It seems like a great fit and will be perfect for us. So, um, we did build just like a cheaper website to like get proof of concept, get it going. I don’t think a lot of people know that what you sell is even a niche. What is it that you sell? Break it down for us. What is it that you actually sell? Yeah, so we sell large concrete blocks.

They have a multitude of names. I mean, people call them bin blocks, ecology blocks, mafia blocks, waste blocks, soldier blocks.

What they are is large concrete blocks. They’re usually like six feet long, two feet wide, two feet tall. And they come in a couple other variety of sizes, but they are a product that’s made with leftover concrete. And people use them to build storage material bins. retaining walls, anchors for tents, you know, you name it, you can come up with something for them to be used for. Now, I’m kind of a sick freak where I get excited about these kinds of things.

But when I do a search, I went online, I remember you’re telling me about these eco blocks. And I’m thinking, eco blocks? How come I haven’t heard about these ecology blocks? What’s an ecology block?

So I began researching it, and I discovered that what you said is true, that you guys are selling concrete, a lot of which is left over from construction, and it’s somehow utilized or repackaged and then sold. Could you walk us through a little bit how that process works? Because when I first heard about unused concrete being used to put together ecology blocks, I was a little bit confused. Walk us through that process. How does that, how does that, how does unused concrete become a block that you can then sell? Yeah, for sure.

So, uh, so let’s just say that you’re, you know, wanting to pour a patio at your house or a large slab or anything. Um, and you order 10 yards of concrete.
(Speaker 2)
So the truck rolls out there and you don’t want to, you want to make sure that you have enough concrete so you don’t want to short it. So you pour your concrete and they have two yards of concrete left and now they have this in the, the cement truck, and they’re like, Okay, what are we going to do this, we can go dump it out somewhere, or we can go back and we can put it in these forms, and we can make blocks out of it. And so that’s what happens is the excess concrete from jobs gets put into these forms.

Or maybe someone’s doing a highway job, you know, big project, and something happens, and they already batched up the concrete for this job, and they don’t have a use for somewhere else for the concrete to go. So they dump it in the forms. Now, so our concrete, our large, because I did poured concrete in high school.

Are these large concrete companies that pour concrete, basements, foundations? these kind of things, are they running around where they’re actually keeping forms to make these standard sizes? Usually it goes back to the ready mix plant. The ready mix plant is usually who’s doing it.

There are a few companies that probably use the Dexler concrete themselves, but most of the time it’s just going back to the ready mix plant.
(Speaker 2)
And I’m not asking you to share about your financial numbers, but I think it’s safe to say you’ve had exponential growth. Maybe that’s a safe way to say it. You’ve had exponential growth. Is that a safe way to describe the growth that you’ve had there at Concrete Block Supply? Yeah, we’ve done pretty well. And so let’s get into the nitty gritty for the entrepreneurs out there that are really wanting to dial in and figure out how they can turn their ideas into success.

There’s a four -step plan. I teach every single client. And then there’s a lot of details that go into that. But step one, we have to find a problem. How did you originally know, wow, there’s a problem out there that I could solve?

When did that occur to you where you’re going, there’s a problem. I can solve it. I got this. Here we go.
(Speaker 2)
When did that initial idea that you could solve this problem come into your mind? Yeah, working at the precast plant, it was something that customers would call us and ask for. My job was to grow the company. And so I was always looking to come up with new products or new ways to increase our sales. And when people were calling us for this, these products, I figured out a way to get it done. So there’s a problem.

Step two, there’s a solution.

You had to find the solution.
(Speaker 7)
You just mentioned it. But when you’re sitting there talking to friends, family, people around you, are you sharing this idea with people to kind of get their idea whether they think you’re nuts or not? Are you journaling? Yes.

How did you kind of know you were stumbling upon an actual solution?
(Speaker 2)
Well, we did it there for a couple of years locally. And then one day, I thought, like, why are we doing this locally when I can roll this out nationwide? I talked to my wife about it. She was super nervous because I keep on quitting high paying jobs to earn myself more time freedom. And she was like, Oh, here we go again. Now, this is big, though, because I have started and grown many successful companies.

And I’ll just give people an example. I’ll switch gears just for a second.

One of the businesses I’m involved with, we train dogs.
(Speaker 2)
That’s what we do. And I wish it was a sexier industry. I wish I could say, oh, man, we’re revolutionizing the way that people live their daily life. We’re helping older people to live longer and healthier. We’re not. We’re training dogs.
(Speaker 2)
Now, when you train dogs, it does help improve the quality of life for the pet owner. But we’ve had to do a lot of core, repeatable, actionable processes to build this company, MakeYourDogEpic . com. We’re now the highest rated, most reviewed dog training company in America. We continue to grow. But again, step one, we found a problem.

Step two, we had a solution. Step three, we had to sell the solution. Eventually, we had to sell the solution. Eventually, and there’s somebody watching today’s show, and they have their idea, but they’re not selling anything.

And in my opinion, you just have a theory until you’re doing some sales. Could you talk to us about, the listeners out there, how did you first go about selling it? Or when did you first go about, OK, I got a problem. I got a solution. Now I’m going to actually sell something. Do you remember that moment or that kind of in your mind of when you first started selling the solution?

Yeah, I mean, at first, when people were calling for that, because we made a variety of concrete products when I worked at the precast plant. And at first, we were telling people no, and the owners were like, that’s what we know. And I’m like, all right, let’s figure out how we can get it done. And so finally, I said, hold on a minute, let me get a proposal put together for you. So I worked out the solution of how to get those to the customer put together quote, and they’re like, yep, let’s do it. And we just started going from there and expanding upon that.

So find a problem, find a solution. Step three, you sell the solution. Step four, you nail it and scale it.
(Speaker 7)
And again, we’re not going to get into all the nitty gritty of all the things we’re doing behind the scenes to do that. But that’s kind of when you and I met, is when we were nailing it and we’re scaling it, and we’re constantly refining it and tweaking it. Could you talk about the nailing it and scaling it part? What does that look like in your world when you Once you start generating some sales, and you’re like, OK, I have to scale this up. We have to turn this into something that’s going to employ many people, something that’s going to be able to do multimillion dollars worth of transactions. What does the process look like of scaling a company?

Well, it’s pretty boring. It’s do the same, you know, come up with your actions and do them repeatedly over and over again. I mean, it’s, you know, getting more content on your website, creating more, more content, you know, getting more Google ads. And then it’s coming up with scripts for your people, you know, getting all that figured out. And then it’s hiring people, training them, making sure that they are saying the right things, doing the right things. overcoming any problems that you see as you start to scale, because the first is just me doing it.

And then it’s teaching someone else how to do it.
(Speaker 2)
And then it’s teaching another person how to do it and making sure everybody’s doing the same thing. And I would talk to my coach that you guys assigned to me and be like, Oh, my gosh, this is so like boring. He’s like, Yeah, that’s part of it. It’s just doing the same thing over and over and over again. And it’s like, Okay, we’ve been doing this for almost five years now. And it’s like, same thing every week.

And that’s one of the things. I mean, we’re going to interview the founder of Hobby Lobby here in a couple of weeks on our show, David. Green. And for anybody out there that doesn’t know, Hobby Lobby is a multi -billion dollar company. I mean, it is a multi -billion dollar company. It’s a multi -billion dollar company.

You think about the success of that company. They’re doing the same thing over and over. Another example, Oxifresh. This is a brand that I’ve worked with now for 18 years.

We have over 500 locations, and we are doing the same thing over and over. I always tell my clients, the greats bore down, while most people struggle with boredom. as I get into my stack of my final five questions for you, what do you do to keep yourself boring down and to keep yourself from struggling with boredom? Because I actually am a sick freak in that I enjoy stupid, repetitive tasks that produce results. But a lot of my clients tell me, they’re like, that’s not normal, man. So how do you bore down?

Yeah, I am one of those people that don’t enjoy it. It was fine for one or two years, and then it starts to get monotonous.
(Speaker 2)
I just make myself do it. Because I know, like, these are the steps that I need to do to make more sales to grow the company to build a moat. You know, and so I just make myself do it. It’s like, I like the, the tracking sheet that we have for the for coaching. And so it makes me go through the numbers each week. And then on Wednesdays, every week, I go through and get the content ready for to get added to the website each week.

So we sell large concrete blocks nationwide, simple as that. Okay, question number three of my five here. Who is your ideal and likely buyer? I mean, are you selling typically to, you know, Joe Schmo down the street? Are you selling to municipalities? Are you selling to airports?

Are you selling primarily to the Iranian government?
(Speaker 2)
I mean, who are you selling to primarily? Construction companies mainly. They’re working on some project and the bin blocks are a portion of some other part of the project. Maybe they’re doing a $5 million project and we’re going to do $2 ,000 of that supply blocks so that they can either block some traffic off, hold something back, hold something down. Um, you know, with the construction companies, usually we get paid up front. I mean, that’s the biggest thing is always get paid up front when you work with your municipality.

So many times they want to do net terms and, uh, just, you know, affects your cashflow.
(Speaker 7)
We will do it, but, um, but the construction companies that get paid up front, so they’re our ideal and likely buyer. Okay.
